The Frenchman, now in his third season at PSG, has been tipped to leave the Parc des Princes at the end of the 2019-20 campaign.
Reports have heavily linked Mbappe with a transfer to Madrid, with Los Blancos boss Zinedine Zidane particularly keen on the player.
According to AS, the La Liga side have been told that they must include the Brazilian winger if they are to sign Mbappe next summer.
PSG sporting director Leonardo is said to view Vinicius - signed from Flamengo for £40m in 2018 - as a major talent for the future whose arrival would soften the blow of losing Mbappe.
