The 26-year-old carded 10 birdies and an eagle on his way to breaking the course record at the TPC Four Seasons Resort by one shot.
Charl Schwartzel heads the chasing pack on seven-under par, while Ted Potter Jr, Harris English and Robert Karlsson lie four shots off the pace on six-under.
Ryan Palmer, Angel Cabrera and Camilo Villegas are on five-under par.
