The report claims that the 24-year-old fits the mould when it comes to the club's new transfer policy of targeting 'humble' characters off the field who thrive on it.
It is alleged that the 20-time English champions are keen to tie up an early deal for Grealish, who could be in action for England at this summer's European Championships.
The Villa captain has been in impressive form on the field this season, scoring nine times and contributing eight assists in 30 appearances for Dean Smith's side in all competitions.
Grealish's current deal at Villa Park will expire at the end of the 2022-23 campaign.
