Gareth Steenson kicked the home team to a 12-3 lead in the first half, with both sides rarely threatening the try line in the opening 40 minutes.
The fly-half added another penalty at the start of the first half, before Matt Jess scored the opening try of the game to put Chiefs in a strong position.
