In an even contest, both sides had numerous chances to break the deadlock prior to Lita's 76th-minute winner.
Youngster Nathan Redmond squandered a pair of early chances for the visitors and Curtis Davies was also wasteful with his header from Redmond's cross.
Leeds trio Luciano Becchio, Rudolph Austin and Michael Tonge all forced smart saves out of Birmingham keeper Jack Butland during the first period.
The England international also denied Samuel Byram after the interval, while Marlon King tested Paddy Kenny with a low drive at the other end.
With the game seemingly heading for a draw, Swansea City loanee Lita stepped up to power a swerving 25-yard shot past Kenny and into the top corner.
The result sees Birmingham climb three places to 17th in the Championship table.
